Built in 1902 by Peter Anderson, the Avondale Court Apartments located on the corner of 2nd Avenue and Bernard is significant for its association with Spokane's population boom of the early twentieth century. From 1900 to 1910, Spokane's population surged from 36,848 to 104,402 people, many of which were immigrants seeking work oppertunities. To remedy sudden limited housing concerns, residential buildings and Single Occupancy Hotels began to swarm downtown spaces, offering temporary affordable housing for working class people and traveling laborers. A Spokesman Review article from December 19, 1903 speaks to Spokane's swift response to the housing crisis, stating "Spokane leads the nation in percentage of residential building construction." According to a 1902 survey by the Sanborn Map Company, the Avondale Court Apartments was one of 22 brick buildings in Spokane being constructed that year. The Avondale Court Apartments is also significant for its 40 year history of ownership by female proprietors. During an era of American history when women were facing oppression and lack of available opportunities, the Avondale Apartments were being quietly owned and managed by a series of female proprietors, including Ella Williams from 1905-1910, Mrs. Hilda Horn from 1910-1919, and Isabel Ransom from 1923-1948.
